Record Population Growth in Switzerland

According to the Swiss Federal Statistical Office, Switzerland counted around 8.8 million residents at the end of 2022. This year, the country is set to experience unprecedented growth, with the permanent resident population set to increase by 148,000 (equivalent to the population of the city of Berne).

The main driving force behind this record demographic growth is the high level of net labour immigration which is the result of a strong Swiss economy and a dry job market. The cantons of Vaud and Fribourg have led the way over the past 15 years.

To maintain a balance between supply and demand in the housing market, it is estimated that between 90,000 and 100,000 new homes would need to be created. However, housing investment and construction are currently in steep decline. Experts are forecasting around 42,000 new housing units this year, which is far from sufficient given the current situation. The legal framework, including the Spatial Planning Act and the initiative on second homes, is a massive brake on investment and the issuing of permits.

In conclusion, every new condominium or villa project is the object of particular attention from families looking for the home of their dreams, especially with the rapid rise in rents since the beginning of 2022.
