Wüest & Partner Study: The Impact of the View on Property Value

Using a digital twin (a virtual model designed to accurately reflect a physical object), Wüest & Partner analysts were able to calculate a series of sight measurement, such as the proportion of view of a landscape (mountain, lake, etc.) from a building.

It is commonly accepted, and this study provides evidence, that what we see influences our well-being and the qualities of the view play an important role in how buyers perceive landscapes and make decisions.

The study shows that only 4.6% of the Swiss real estate stock offers a 1% view on a body of water! Thus, a view on Lake Geneva offers to a property, not only a personal daily pleasure for its occupants, but also a very coveted rarity effect and thus a strong protection of the patrimonial value.

Our project “La Fontaine d’Ehden” in Corseaux is a perfect example of a building perfectly integrated into its environment, whose penthouses offer exceptional views of the Alps and the lake thanks to their huge bay windows, but also an impressive ceiling height of over five meters. The building permit has been obtained and delivery of the apartments is scheduled for early 2025.
