In 2023, Switzerland’s permanent resident population will reach 8,960,800, compared to 8,815,400 at the end of 2022.
This is almost twice the population growth recorded in 2022, and the highest since the early 1960s. Although the population has increased in all cantons, the Lake Geneva region is particularly attractive and flourishing.
In the Swiss real estate market, supply is scarce and demand is high. Prices are continuing to rise, and this is likely to remain the case. These positive demographic and economic factors are exacerbating the already tense situation, and the ten-million-inhabitant mark will probably be reached by 2035.
This high rate of development is mechanically creating a shortage of land, driving up residential property prices and apartment rents. All in all, there will be a shortfall of at least 150,000 apartments by 2034!
In conclusion, buying a primary residence remains a wise decision in an environment where the shortage is likely to worsen.
